The essence matters

SĀRA draws its name from the Sanskrit word “sāra” associated with essence, substance and intrinsic value.

It reflects a simple philosophy: understand what is essential to the asset, remove what distracts from it and build value around what truly matters.

Why SĀRA exists

Hospitality decisions are rarely only operational or only financial

The strongest hospitality assets sit at the intersection of guest experience, commercial performance, market relevance and long-term ownership value. SĀRA was created to bring these perspectives together helping owners, investors and developers make better-informed decisions throughout the life of an asset.

Our role is not to replace the operator. It is to provide independent perspective, informed challenge and practical commercial insight where clarity matters most.

Place. Performance. Stewardship.

01

Place

Hospitality should belong to its destination.

We believe the strongest hotels and resorts are shaped by their environment, culture, community and sense of place rather than simply imposed upon them.

02

Performance

Exceptional hospitality must also work as a business.

Commercial strategy, pricing, market positioning, distribution and operating discipline should reinforce the long-term value of the asset.

03

Stewardship

The best decisions consider what the asset should become over time.

We encourage long-term thinking around ownership value, relevance, wellness, sustainability and responsible hospitality.

A perspective shaped across markets

Hospitality demand does not exist in isolation. Source markets, distribution behaviour, cultural preferences, travel patterns and destination dynamics all influence how an asset performs.

The SĀRA perspective

We look at the asset before the department

Hospitality challenges are often examined in silos of revenue, sales, marketing, operations or finance. SĀRA begins with the asset itself: its market, positioning, owner objectives, commercial potential and long-term relevance.

Independent

Advice should be guided by the interests and objectives of the asset and its ownership.

Commercially Grounded

Recommendations must work in the realities of market demand, pricing, distribution and operating economics.

Selective

SĀRA works with a focused number of assignments where senior involvement can make a meaningful difference.

Practical

Strategy should lead to decisions, priorities and execution — not simply another presentation.

How we work

Senior involvement. Clear thinking. Practical action.

SĀRA is deliberately structured as a focused advisory business. Clients work directly with senior advisory leadership, supported by specialist expertise where assignments require additional market, financial, operational or technical input.

Questions about SĀRA

Questions about SĀRA

What does SĀRA advise on?
SĀRA advises hotel and resort owners, investors and developers on the full range of decisions that affect long-term asset value: operator selection and performance, commercial strategy, feasibility, pre-opening readiness, repositioning, and ongoing asset management. The common thread is owner-side perspective — SĀRA's role is to ensure the owner has independent, commercially grounded advice at every stage of the asset lifecycle.
Which markets does SĀRA cover?
SĀRA's primary markets are Southeast Asia (Thailand, Indonesia, Vietnam, Cambodia, Philippines, Malaysia), India and South Asia (including Sri Lanka), and the Indian Ocean (Maldives, Seychelles, Mauritius). SĀRA also advises on remote and emerging destinations where owner-side expertise is hardest to find.
How is SĀRA different from a hotel management company?
SĀRA does not manage hotels. SĀRA advises owners on how to select, oversee, and hold accountable the companies that do manage their hotels. A management company's interests are aligned with its own fees and brand standards; SĀRA's interests are aligned with the owner's long-term asset value.
How does SĀRA differ from large hospitality consultancies?
Large firms such as HVS, JLL Hotels & Hospitality, and Horwath HTL are institutional practices with broad mandates. SĀRA is different in three ways: it has no institutional relationships with hotel brands or management companies; it works exclusively for owners, investors and developers — never for operators or brands; and engagements are led and delivered by the principal throughout, with no delegation to junior analysts.
Is SĀRA affiliated with any hotel brand or operator?
No. SĀRA is entirely independent. It has no affiliation with, and receives no fees from, any hotel brand, management company, or operator. This independence is the foundation of the advisory.
Who does SĀRA typically work with?
Private hotel owners and family offices with one or more hospitality assets in Asia; institutional investors and private equity funds with hotel and resort holdings in Southeast Asia, India, or the Indian Ocean; developers planning new hotel or resort projects who need independent feasibility and positioning advice; and owners considering a brand change, management transition, or significant repositioning of an existing asset.
